Virtual tours for Brighton & Hove estate agents: a practical guide

The Brighton & Hove property market moves quickly, and many buyers and tenants are looking from London or further away before they can visit. A good 360° tour lets them walk through a flat in Kemptown or a house in Preston Park at their own pace, so the people who book a viewing already like the place. We have photographed more than 20 homes across the city for Knight & Knoxley, and these are the lessons that matter.
A tour wins instructions, not just buyers
Vendors compare agents on how their home will be marketed. Showing a vendor a live tour of a similar property on your valuation visit is one of the simplest ways to stand out from the agent who came before you. Offer it as standard on your premium package, or on every listing.
Tours filter viewings
Viewings take time, and Brighton’s narrow streets and parking make them slower still. Buyers who have already walked through a tour and still want to see the property are serious. Vendors get fewer disruptive visits and negotiators spend their afternoons with people likely to offer.
For lettings, a tour lets tenants shortlist before arranging a viewing, and helps when a current tenant is still living in the property.
What makes a good property tour
- Every room, one scene each, plus the garden, the view from the balcony and the street approach.
- HDR photography. Brighton flats often have big bay windows. HDR keeps the view outside and the room inside both properly exposed, instead of a white window or a dark room.
- A floor plan with a “you are here” marker, so buyers understand the layout.
- Hotspots on the selling points: the new kitchen, the period cornicing, the south-facing garden.
- Your agency branding, not the tour platform’s.
Getting it onto Rightmove, Zoopla and OnTheMarket
Every tour we make has a single link that drops into the virtual tour field on the main portals and embeds on your own website. Check that the map pin and Street View image on the listing show the right front door too. On Brighton’s terraced streets the pin is often a few doors out. Speed matters
A tour is only useful if it is live when the listing goes live. We usually shoot alongside the photography and have the tour ready within a few working days, so it doesn’t hold up the launch.
